In just over a year, this volunteer board has accomplished tasks that other boards have only dreamed of doing. We’ve lowered your dues 2 years in a row, while moving forward with new Articles of Declaration to bring us out of the middle ages, a complete pool bathroom renovation, marquee renovations, new gates, taken over oak tree trimming responsibilities, a new gate system is in the process as well as a security system and new fence that is underway.
Board Meeting Changes. Our Board meetings have been running smoothly until the last two meetings. Homeowners have been respectful of the Board and of each other. But with a couple of Homeowners bringing negative attitudes of the past and displaying less than professional behavior, that has changed. So, in an effort to keep progress moving forward and the desire not to get in the mud with these Homeowners, we are changing the structure of our Board meetings. Please note, this change is NOT a reflection on those Homeowners who attend and want to help ‘find solutions to problems’, it is being put in place because of those Homeowners who seem to want to ‘find a problem with every solution’ and spread their negativity throughout the neighborhood.
Here is an example. We were told at this last meeting, more than once, that we were unprofessional for telling Homeowners the contract for the pool bath signed in 2013 did not include cleaning the toilets, that our statement wasn’t true because they ‘pulled the contract’.
Fact Check: If you want to review the contract for yourself, you may download it and read it here… You will see, it does NOT include cleaning of the toilets anywhere. Read it and ask yourself who is professional, the board that shares the FACTS with you or a Homeowner who is attempting to mislead and create discord in the neighborhood?
Bottom line, this type of behavior is not acceptable at the Board meetings. It is harassing behavior and this board will not tolerate it. We’ve already sent a Cease and Desist to one Homeowner, how far will we need to go?

In order to have a more productive HOA Board meeting and eliminate emotional, harassing behavior, the following rules have been established. We are here to do a job, the focus must be on doing that job, not getting intertwined with off agenda discussions.

These new rules are going into effect immediately, because of the actions of a few. We enjoyed it when we were able to be relaxed and neighborly. However, the constant barrage of negative, harassing comments by a minority has brought us here.
In 2023, we will be able to complete what no other board has been able to accomplish. We’re willing to put in the volunteer hours to do it, we just need your support. We thank you for your understanding.

Thank you for all the updates about the new board meeting rules (which I’m fine with), the gate progress (very sad it was damaged), and the many positive changes the Board has made in the last two years (thank you for keeping the HOA fees low).
